Affordable Homes for Local People at Rhostyllen

Cymdeithas Tai Clwyd will be working in partnership with the National Trust to provide 55 new affordable homes at Rhostyllen village, Wrexham.

“We are delighted to be working with the National Trust to provide so many affordable homes for local people in the former mining village of Rhostyllen ,” explained Gwynne Jones, Director of Housing at Cymdeithas Tai Clwyd. “The Trust has carried out exhaustive consultations with the local community in order that the development proves to be an asset for the area.

Gwynne Jones continued: “With the ever increasing rise in house prices, lower income earners in North Wales are finding it more and more difficult to step onto the housing ladder . Today, the multiplier to income is on average 5 to 1. Cymdeithas Tai Clwyd hopes that these affordable homes will offer an opportunity to local people looking to secure a home for their families.”

Of the 55 houses, 18 of the homes will be available for rent, in line with the average affordable weekly rent in Wrexham, and the remaining 37 homes will be offered on a shared equity basis or discounted basis. Prices for these houses will be set below open market value and will initially be available to residents of Esclusham who meet Tai Clwyd’s housing needs criteria.

Gwynne Jones, Cymdeithas Tai Clwyd added: “The new affordable house prices at Rhostyllen are not yet finalised, but the shared ownership scheme means that local people could buy a 50% share in a property at the village from around £30,000 for a studio apartment to approximately £45,000 for a three bedroom house.”

Cymdeithas Tai Clwyd’s affordable houses are part of a larger development of 220 homes by the National Trust at Rhostyllen. The affordable homes will be ‘pepper potted’ across the site and built to space standard, approved by the Welsh Assembly Government.

Cymdeithas Tai Clwyd and the National Trust will ensure that all new affordable homes are built to a high standard and that the development will be seamless in appearance, will reflect local architecture and create a safe and healthy environment for all who live there.
