Repairs and Maintenence

 

Who is responsible for maintaining your property?
When an item is broken or does not work, please check the section Tenants and CTC to see who is responsible for repairing or renewing the item concerned.
If it is our responsibiltiy, then contact us in person, by phoning or by writing. Please give your name, address and telephone number where we can leave a message if necessary.

 

 

 

Items that the Association are responsible for:

  • Communal television aerials and satellite dishes
  • Roof, slates and tiles
  • Chimney stacks and pots
  • Brickwork and pebble dashing
  • Fascia boards and soffits
  • Repairs to gutters and rainwater pipes
  • Soil-vent and waste pipes
  • Manholes, gullies, blocked drains and W.C.'s
  • Walls and fences
  • Paths from front gate to front and back doors
  • Doors - internal and external
  • Windows and glazing
  • Common areas
  • Garages forming part of a structure
  • Painting - external and communal area
  • Plastering
  • Floorboards, skirtings, architraves and stairs
  • Floor tile repairs where fitted by the Association
  • Baths, basins, W.C.'s, sinks, showers, kitchens units
  • All plumbing, heating and electrical installations where fitted by the Association
  • Fire baskets, frets, bars, cheeks, etc - one supplied per annum where necessary
  • Fire alarms, panel system smoke detectors
  • Insurance to structure

 

Items that the tenants are responsible for:

  • Individual television aerials and / or satellite dish
  • Lost or maliciously damaged keys
  • Malicious damage to external and internal doors
  • Malicious damage to glass panes in windows and doors
  • Malicious damage to the internal or external structure of the property
  • Cutting doors to fit carpet
  • All decoration within the property
  • All floor coverings fitted by tenant
  • All electrical plugs, fuses, internal and external bulbs, fluorescent tubes and starters
  • Renewing smoke detector batteries and inspecting on a regular basis
  • Fitting and maintenance of washing mashines, dryers, fridges, freezers, cookers and other electrical equipment belonging to the tenant
  • Cleaning and sweeping chimney regularly
  • Outside and garden sheds
  • Washing lines including rotary lines
  • Gardens and hedges
  • Cleaning gullies to rainwater pipes and kitchen sink

 

 

 

 


 

Reducing Danger and Damage:
Make sure that you know:

  • Where the stop tap is located (water supply)
  • How to turn off the gas main
  • Where the fuse box is located
  • How to turn off the electricity

We will show you where stop taps, etc are when you are handed the keys to the property. It is up to you to make sure that all the people in your household know.

Here's some useful advice:

Fire
When you move into your new home, plan your escape route in case of fire. If there is a fire, make sure all members of the household know to dial 999 and where the nearest phone is located.

Regularly check your smoke detectors and dust them. If there is a fire, ensure everybody leaves the property, but do not endanger your own safety. As soon as posible, inform us that a fire has occurred.

Gas
Transco are on call 24 hours a day, everyday. Their phone number is 0800 111999

If you smell gas, turn the gas off at the main gas stop.
Open doors and windows to get rid of the gas.
Check to see if the gas has been left on unlit or the pilot light has gone out.
Switch off all gas appliances.
Do not smoke or use naked flames.
Inform the Association as soon as possible.

Water
If pipes freeze, turn off the main stop tap.

To thaw the pipe, never use a naked flame, apply hot water bottles, etc
If a pipe bursts, turn off the main stop tap. If you cannot stop the flow of water, open all the cold water taps to drain the system
Do not open the hot taps
Turn off the Central Heating
Switch off the Immersion Heater
Fill the bath with cold water for washing and flushing WC
If you go away for more than a few days in winter months, it is best to leave the central heating on a low setting to prevent freezing of water systems.

Electricity
People use more and more appliances in their homes these days and this means that great care must be taken to avoid danger.

If the electricity fails, check if there has been a power cut. If not, check whether a fuse has blown or fuse has tripped. Re-set tripped fuse - if it trips again, turn off last appliance switched on and check again. You must never alter the electrical wiring in your home without permission.
