Tenant Responsibilities


Painting & Decorating
If your home is brand new and you are the first tenant, the
property should not be decorated in the first 12 months. After this
period or if you are not the first tenant in the property, you can decorate
the property yourself to your own preference.
You are responsible for keeping the inside of your home in a good state of decoration. The Association is responsible for the exterior of houses and for communal areas in blocks of flats i.e. halls and stairs. We will re-decorate these every 4 years.


Pets
We know that pets can be great companions and when properly controlled
cause no nuisance.
If the pet will not be a problem to your neighbours, such as a goldfish
or a budgie you do not need permission. However, if the pet is a cat or
dog we need the request in writing. We will not give permission if we
think the pet or its habitat is not suitable for the property. We also
consider other issues such as the breed of animal, is it likely to be
frightening to neighbours, can you properly manage the animal? For example
if you have not been able to manage your tenancy in other ways, having
a pet could make any problems worse.
If you haven't got proper control or we have complaints about the pet,
we will not let you keep it and will ask you to find it another home.

Insurance
There are two types of insurance
for your home:
Buildings - Covering the
structure of building, roof, doors and some fittings, which the Association
will pay for.
Contents - Covering
furniture, carpets, curtains and your possessions from electrical goods
to personal items. You must pay for this Home Contents Insurance. In
extreme cases such as fire, flood and theft and you do not have this
insurance, you could lose all your possessions. This does not have to
be expensive and therefore WE STRONGLY ADVISE EVERY TENANT TO TAKE OUT
HOME CONTENTS INSURANCE. Click here for information about the National Housing Federation's "My Home" Contents Insurance.
Keys
You are responsible for the keys to your home. We do not keep spare
keys (we do have master keys for blocks of flats for use in emergency
only). Keep a spare set of keys in a safe place. If you lose your keys
or lock yourself out, you are responsible for getting back in. If the
Association assist you to get into the property, you will be charged
for this.
